How long have you been in business?

Property I.D. was founded in 1976. It created what is now known as the natural hazard disclosure industry. From its simple origins as a commercial development disclosure provider, the firm quickly established itself as the benchmark against which all other hazard disclosure companies measure themselves.

How can I order a disclosure report?

All reports provided by Property I.D. can be ordered by the following:

  • Online: You can place an order from the Residential Report section.
  • Fax: Complete a Property I.D. or C.L.U.E. order form and fax to 1-800-920-5605
  • Call: Contact us at 1-800-920-5603
  • Download: Property I.D. and C.L.U.E. order forms are available from the Order Forms section.

What is the C.L.U.E. Risk Only Report?

The C.L.U.E. Risk Only Report is the only report available specifically tailored to satisfy Section 7B of the Residential Purchase Agreement, and only discloses the 5 year insurance loss history of the home the buyer is purchasing. Unlike all other related reports, the C.L.U.E. Risk Only Report does not display any of the seller's personal information (i.e. social security #, date of birth, and credit score.)

The information provided in the C.L.U.E. ROR comes from C.L.U.E. (Comprehensive Loss Underwriting Exchange). The C.L.U.E. database contains the most accurate and reliable loss history information, with 99% of insurance companies submitting loss/claims information; only 60% contributes to the other known source.

The C.L.U.E. Risk Only Report is the only fully insured insurance loss history report available, offering 48 hour delivery via phone, fax, and the web.

How long does it take to receive a report?

All reports ordered by 12:00PM will be delivered the next day. All reports ordered after 12:00PM will be delivered within 48 hours.

What is the Limo, Lunch, and Learn Program?

Property I.D.'s Limo, Lunch, and Learn (LLL) program was established in March of 2001. Created exclusively for real estate agents and brokers, the program provides educational information about natural hazard disclosure and the ever changing real estate industry. Over thirty thousand agents from all over California have already taken advantage of this opportunity and their feedback has been extremely positive.

At an LLL event, each participating office is picked up by limousine; given an exclusive tour of Property I.D.'s 55,000 square foot research facility; served a sumptuous, champagne lunch with pastries from one of LA's finest bakeries; and has the opportunity to partake in a brief, informative presentation on hazard disclosures and the law. Afterwards, limousines are waiting to take you back to your office, arriving no later than 3:15 P.M.

What is the Platinum Program?

In February of 2005, Property I.D. announced the launch of its new Platinum Services Program. The program was created to better assist real estate agents in complying with California's disclosure laws. As a Preferred Customer, your orders and inquiries will be our highest priority and will be handled by an exclusive team of Platinum Representatives.

How can I obtain a Property I.D. order form?

What is the "My Orders" section and how does it work?

This easy-to-use Platinum service was created improve your disclosure ordering and delivery methods. It allows you to:

  • Download Reports: Not only are you able to track all orders, but now you can download and view all of your reports online with the simple click of a button.
  • Forward Reports: This option allows you to email all reports for a property address to everyone involved in the real estate transaction. You can also track the time and date the reports were sent and opened by the recipient.
  • Search Reports: You are able to find any report from your ordering history by searching for it by street address, city, or zip code.
  • Delete/Save Reports:All reports will be saved for 90 days, and then they will be automatically deleted. You have the option to delete any report yourself or save it for an additional 30 days, if needed.

A new order is placed into the "My Orders" section when you place an order online and select the "Email Only" option.

You can also set you account to automatically place all of your orders into the "My Orders" section by checking the "Email Reports" box in your "Edit Profile" section.

How can I become a Platinum member?

It's easy! Just register right on the home page and begin enjoying the benefits of membership immediately. Your membership card will be sent to you shortly afterwards by mail.

Am I covered individually under the $20,000,000 insurance policy?

Yes. You may also request a certificate of insurance with your name on it from Property ID by calling customer service to request it.

If I change companies, do I need to set up a new Platinum account? If so, will I have access to my old files/reports?

Yes. You will need to register for a new account, but you will still be able to view your previous orders by signing in to your old account.
